1. Introduction

Welcome to XBURG (“we”, “us”, or “the Platform”), accessible at xburg.com. XBURG is a property data analytics platform that aggregates publicly available real estate information for properties in Latvia.

By accessing or using the Platform you accept and agree to be bound by these Terms of Use (“Terms”). If you do not agree to these Terms, you must not use the Platform.

2. Description of Service

XBURG provides:

  • Interactive map with 3D building visualization
  • Historical property transaction data sourced from the State Land Service (Valsts zemes dienests, VZD)
  • Active real estate listing aggregation from publicly accessible sources
  • Cadastral value information from the VZD cadastral valuation register
  • Flood risk assessments based on LVĢMC (Latvian Environment, Geology and Meteorology Centre) data
  • Noise level data from publicly available environmental mapping
  • Estimated rent analytics based on comparable property analysis

The Platform is provided for informational and research purposes only.

3. Data Sources and Accuracy

Property data displayed on XBURG is sourced from the following public registers and databases:

  • VZD Cadastral Register — building locations, areas, cadastral identifiers, and property types
  • VZD Transaction Register (NĪTIS) — historical real estate transactions
  • VZD Cadastral Valuation Register — cadastral values of properties, buildings, and apartments
  • LVĢMC Flood Risk Maps — flood zone classifications under the EU Floods Directive
  • Public listing portals — active sale and rent listings (via publicly accessible RSS feeds)

While we take reasonable steps to keep data up to date, we do not guarantee the accuracy, completeness, or timeliness of any information presented on the Platform. Data may be delayed, incomplete, or contain errors originating from upstream sources. Users should independently verify any data before making financial, legal, or investment decisions.

4. No Professional Advice

Nothing on the Platform constitutes financial, legal, tax, investment, or real estate advice. Rent estimates, price analytics, risk assessments, and market trend indicators are algorithmic calculations based on public data and are not a substitute for professional appraisal or legal counsel.

You assume full responsibility for any decisions made based on information obtained from the Platform.

5. Permitted Use

You may use the Platform for lawful, personal, and non-commercial research purposes. You agree not to:

  • Systematically scrape, crawl, or harvest data from the Platform using automated tools
  • Reproduce, redistribute, or commercially exploit aggregated data or analytics without our written consent
  • Attempt to reverse-engineer, decompile, or extract source code or algorithms
  • Use the Platform to infringe on the rights of any third party
  • Introduce malware, viruses, or any other harmful technology
  • Circumvent or disable security features, rate limits, or access controls

We reserve the right to restrict or terminate access for users who violate these Terms or engage in abusive behavior, including excessive automated requests.

6. Intellectual Property

The XBURG name, logo, design, user interface, aggregated analytics, algorithms, and all associated intellectual property are owned by us and protected by applicable copyright and trademark laws.

Raw property data obtained from public government registers remains in the public domain. Our value-added analytics, visualizations, and compiled datasets are proprietary.

7. User Accounts

Certain features may require account registration. You are responsible for maintaining the confidentiality of your credentials and for all activity under your account. You must notify us promptly of any unauthorized access.

8. Third-Party Services

The Platform integrates with third-party services including:

  • Mapbox — interactive map rendering and geocoding (subject to Mapbox Terms of Service)
  • Google Analytics / Tag Manager — anonymous usage analytics

These services have their own terms and privacy policies. We are not responsible for third-party service availability or data practices.

9. Limitation of Liability

To the maximum extent permitted by applicable law:

  • The Platform is provided “as is” and “as available” without warranties of any kind, express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, and non-infringement.
  • We shall not be liable for any direct, indirect, incidental, consequential, or punitive damages arising from your use of or inability to use the Platform, including but not limited to loss of profits, data, or opportunities.
  • We do not guarantee uninterrupted or error-free service. Scheduled and unscheduled maintenance may temporarily affect availability.

10. Indemnification

You agree to indemnify and hold harmless XBURG, its operators, and affiliates from any claims, damages, losses, or expenses (including legal fees) arising from your use of the Platform or violation of these Terms.

11. Modifications

We reserve the right to modify these Terms at any time. Changes will be posted on this page with an updated “Last updated” date. Continued use of the Platform after changes constitutes acceptance of the revised Terms.

12. Governing Law

These Terms are governed by and construed in accordance with the laws of the Republic of Latvia and applicable European Union regulations. Any disputes shall be resolved in the courts of Riga, Latvia.

13. Severability

If any provision of these Terms is found to be unenforceable, the remaining provisions shall continue in full force and effect.
